A kitchen renovation is one of the highest-impact improvements you can make to your Central Florida home. It is also one of the easiest projects to blow the budget on. After remodeling kitchens across Orlando, Winter Garden, Celebration, Windermere, and Clermont for over 20 years, I have seen the same costly mistakes repeated over and over.

Here are the eight most expensive kitchen renovation mistakes — and how to avoid every one of them.

Mistake #1: Starting Without a Written Scope

This is the single biggest budget killer in kitchen renovations. Without a detailed, written scope document, you and your contractor are working from different assumptions. What you think is included may not be. What the contractor quoted may not cover everything you expect.

How to avoid it: Before any pricing, insist on a written scope that lists every item — demolition, framing, electrical, plumbing, drywall, cabinets, countertops, backsplash, flooring, paint, fixtures, appliance hookups, and cleanup. If it is not in writing, it is not in the price.

Mistake #2: Choosing the Cheapest Bid

I understand the temptation. But in 20 years of construction, I have never seen the cheapest bid be the cheapest project. Low bids typically mean one of three things:

  • The scope is vague and change orders will follow
  • The contractor is cutting corners on materials or labor
  • The contractor is underestimating the work and will ask for more money mid-project

How to avoid it: Compare bids on an apples-to-apples basis. Make sure every contractor is pricing the same scope. The best value is rarely the lowest number — it is the most complete scope with the most transparent pricing.

Mistake #3: Ignoring the Layout

New cabinets and countertops in a bad layout is still a bad kitchen. The most impactful kitchen renovations address the work triangle (sink, stove, refrigerator), storage flow, and how the kitchen connects to adjacent living spaces.

How to avoid it: Before selecting finishes, evaluate the layout. Sometimes moving a wall, relocating the sink, or reconfiguring the island transforms the kitchen more than any material upgrade. In Central Florida open-concept homes — especially in communities like Horizon West (28.5653°N, 81.5862°W) and Lake Nona (28.3697°N, 81.2418°W) — the kitchen-to-living-room flow is critical.

Mistake #4: Underestimating Electrical Requirements

Modern kitchens need significantly more electrical capacity than kitchens built 15-20 years ago. Common electrical upgrades include:

  • Dedicated circuits for refrigerator, dishwasher, microwave, and garbage disposal
  • GFCI outlets every 4 feet along countertops (code requirement)
  • Under-cabinet lighting circuits

Mistake #5: Not Budgeting for Plumbing Changes

Moving a sink, adding a pot filler, or relocating the dishwasher requires plumbing modifications that can add $3,000-$8,000 to the budget. In older Central Florida homes — especially in established neighborhoods like College Park, Thornton Park (Orlando), and downtown Winter Park (28.5999°N, 81.3392°W) — the existing plumbing may be galvanized steel that needs to be replaced entirely.

How to avoid it: Decide on fixture locations during the design phase, not during construction. Every plumbing change after demo starts costs 2-3x what it would have cost if planned upfront.

Mistake #6: Ordering Cabinets Too Late

Custom and semi-custom cabinets have lead times of 4-8 weeks. Stock cabinets are faster (1-2 weeks) but offer fewer options. I have seen kitchen renovations stall for weeks because cabinets were not ordered early enough.

How to avoid it: Order cabinets as soon as the design is finalized — ideally before demo starts. This keeps the project on schedule and avoids paying your crew to wait.

Mistake #7: Skipping the Contingency

Every kitchen renovation uncovers something unexpected. Water damage behind the sink. Outdated wiring that does not meet code. Subfloor damage under old tile. A termite-damaged header above a window.

How to avoid it: Budget 10-15% contingency on every kitchen renovation. If you do not use it, great — that is money back in your pocket. If you do need it, you will be glad it was planned for.

Mistake #8: Not Planning for the Disruption

A kitchen renovation takes 4-8 weeks depending on scope. During that time, you will not have a functioning kitchen. Many homeowners underestimate how disruptive this is, especially families with children.

How to avoid it: Set up a temporary kitchen in another room — a folding table, microwave, mini-fridge, and paper plates go a long way. Plan meals that do not require a full kitchen. And set realistic expectations with your family about the timeline.
